        OMG I do not know what to do, I want this but I own to many dam weeks as it is, Someone take 2 or 3 weeks from me so I can buy this.

                More if thru Gurney's - their reservations have mandatory meal plans included - not a plus given all the other better options in the area. I am glad it's July 4th week - I wouldn't ever want to own that week for personal use (and wouldn't pay those MFs to trade), but an August week might be hard for me to resist. Then again, there are numerous problems going on with this resort so could be risky to become an owner. I don't have updates on this, but it was definitely addressed here in the Northeast forum.

                    I like Gurney's but driving out to Montauk over Fourth of July weekend sounds like a nightmare. I wouldn't mind taking a few of Avery's days in August though!

                        Used to be great. Now it's a low value choice even for trade.

                        How the mighty have fallen. Once a beacon of what a quality urban timeshare should be the MC has lost it's value to own, been allowed to run down, have out of control costs and basically become an albatross to anyone that bought in. A classic example of a developer staying too long, bad or purposeful underfunding of reserves to bolster sales and lack of owner control. What was once a crown jewel and a great place to stay/own now is maybe an OK place to stay but one that cannot even be considered a value to own.

                        What a shame. We loved it in it's glory years and now look back fondly at those stays. We're SO glad we opted to trade/rent rather than own. Dodged a real bullet with that one.

                          It may be a terrible place to own, but it is a fantastic place to stay.

                            To think that I considered buying a unit for $10k several years ago, but decided that the annual fees were higher than I would pay for a hotel room in NYC via Priceline. I figure I dodged a bullet there.

                            I wouldn't call it a "fantastic" place to stay, but it certainly is decent, and conveniently located. I wouldn't turn down a trade there in the spring or fall, and might consider one in the winter.

                            But even when I first stayed there (around 2002), I wasn't blown away. I felt that the elevators were way too slow (still are), and the rooms were kind of shabby. And no toasters!!

                            The annual fees are still way too high. You can still get a Priceline room at a 4* hotel in Times Square-NYC much cheaper than the Manhattan Club's annual fees. But if I see a decent trade into the MC, I'll still grab it.

                              It's a fantastic place to stay. Right near Central park and the theatre district. What place is better?
