    To each his or her own, I love TMC and NYC of all the timeshare I have been or own TMC is still a family favorite hands down,and the only timeshare I own that I can always rent Thur TUG or Redweek up to 1year out and above MFS.
    For the last three years I have rented my new years Penthouse Suite at
    $ 500 per night,
    this year is the first year I don't have a renter as yet for this new year
    Most owners do not mind the hight MFS, the Problem is getting a Reservation
    to get in there, Owners has lost there 7 days use year as most week are floating, and its book full 9 mths.out of course if some one exchange there week Thur 11, RCI, SFX, TMC has to give a week up
    I would tell anyone wanted to buy, get a fix Holiday week, such as Thanksgiving, New Years, Or US open week, you are almost guarantee to fine renters if you don't use yourself or wants to rent

      What price does TMC give owners for extra rental nights/bonus time?

        I don't have any axe to grind as I am not an owner at MC. We were quite disappointed with MC when we stayed there 2 years ago. We are going to stay at the HGVC West 57th Street this time so I will be able to compare the 2 of them. They are only a block apart.

              Well, that's the only thing they haven't threatened me with. Had an ugly confrontation this afternoon. But, that's what I get for standing in my yard; I should know better by now.

              Anyway, our rock starts at the top, and what's under it is more rock.

              So rock bottom is not very low.

                Its in Owners Contracts at $ 175.00 per.night, But forget about it,from March to December TMC is book solid (full) Per. Management TMC is suffering from its own Success, as 90% of owners use there time at TMC 10% rent or exchange, owners has 72 hours prior to there check-in to cancel there reservations without penalty, so if an owner can make last minute dissions they can place them self on the wait list for last minute cancellations
                Management states there are 14500 owners,whit 14500 weeks per year, no owners want to come in January and February,
                so about 3 to 5% of owners will lose there time unless they bank them with a exchange company,
                There in lies the Major problem with TMC Owners are force to Bank there high MFS week or loose them

                  We are at the HGVC West 57th St. now. Arrived yesterday. Weather is horrible. The HGVC is definitely MUCH nicer than the MC. I will give more details later. Right now somebody is waiting to get on the computer.

                    Is there a mandatory breakfast fee at W57th? Also, do you know how much the parking is per night?

                        Breakfast is not mandatory. They charge $25 if you choose to do so for non-owners. Owners get the breakfast and other stuff for free. Valet parking costs $48 /night. Neither the breakfast nor parking concern us at all. They have free bottled water in the room which is a nice touch. The service at the HGVC is very good. I will do a review when I return. The downside is that it has been raining since we got here on Sunday, however I can't blame HGVC for that.

                        There is a Green Cafe 57 right across the street ( 115 West 57th Street ) that has very good food at very reasonable prices. It is a simple place with a great selection for breakfast, lunch and light dinner. Yesterday my wife and I each had an omellete ( you pick the ingredients ), orange juice, 2 milks, and an order of pancakes. The omelletes came with home fried potatoes and toast. The total bill was $19.85 and it was very good.
