Free Ownership - The Ocean Club on Smugglers Beach, Waterfront, Cape Cod

We own a 1BR sleep 4 unit on the water in South Yarmouth, MA, Cape Cod.
Float - May/June, Sept/Oct.
Located on Smugglers Beach on the Atlantic Ocean and the Bass River it is in the heart of Cape Code near golf, shopping, dining.
- Uses RCI and others, but we do not cuurently subscribe to the service.
- A small kitchenette and a gas fireplace.
- Enclosed pool and deck right on the water.

Was purchased in 1988 before we got married, only used it twice and have not been there in close to 20 years as our vacation habits have changed.

2011 MF of ($600) has been paid!! no weeks have been reserved as yet for coming year.

Note: Resort will be renovated in the coming year and a special assement is expected (amount unknown at this time)

Closing can be done by "time travel traders" for under +/-$100.

I used to own at this resort - it is so well located right on the beach - this is very generous of you...May/June,ept/Oct are great times to be on the cape and even with a special assessment (the rooms do need to be updated) this is just a great resort to own at and to have day use privileges at.

Just got info on the special assessment. The amount is $2199 for the 1 BR units. Payable in 1 payment or staggered over 3 years. Hope this adds clarification to the post. It is still available

Yes it's still available. FYI If the SA is paid in full by 6/15 the first year the cost is reduced to $1967. Thanks for the interest
