294K total Wyndham points are yours completely free. They are deeded in 3 converted weeks contracts with the information listed below. If you take all 3 contracts, I will pay all closing fees and resort transfer fees. If you wish to purchase only 1 of the contracts listed below, I ask that you pay the resort transfer fee of $299. I will pay the closing costs.
I have listed all of the information on each week. On converted weeks, Wyndham bills ahead for MFs (maintenance fees). So currently, on a monthly basis, I am now paying MFs for 2012 usage. Those fees have been estimated by Wyndham and will be balanced with the actual figures from the resorts at the end of the year. 2012 points will be yours to use but you will only have to pay 2012 MFs starting whenever the transfer of ownership is complete. I do not wish to be reimbursed. In addition to the MFs listed below, there is a program fee that is based on your total points owned and whether you have Plus Partners or not (for current Wyndham owners). This fee also pays for your RCI account each year. These fees may all be paid monthly.

Estimated 2012 MFs & taxes $1,122.74 (this includes a reserve amount of $231.02, so there should not be any need for special assessments at this resort - very healthy reserve fund)
