    The deed is fruit of the fraudulent transaction and therefore by definition invalid. It reverts back to the last legal deed. As I said. Busted!

    If that wasn't enough Carolinian will be happy to tell you that the deeds done by many (most?) of these groups doesn't meet requirements and can be invalidated on that basis as well. Either way - and others - it comes back to the original owner who remains the one being hurt.

    So the fact remains that anyone recommending one of these groups as a real option to owners is taking them down a risky and usually costly path. There are much better options and most won't cost anywhere near as much and the seller will KNOW they are really out of the ownership. Not maybe, if, and risking a call that says "Is this Mr/Mrs XXX? This is Lieutenant Watson from the local police. I need to talk to you about a fraud..." as a real risk after they pay.
