    Went to their "Open House" as I walked by today. Very beautiful 2BR lockoff unit with twin murphy beds in the Living Room. Don't know the square footage but it seemed on the small side.

    These are fractionals with 4wk minimum. The price varies by floor and season. These are PerryM type places. Ground floor low season from $82.5K to Penthouse high season $150K, that's for four weeks.

    Pushing that thay are Royals and you 'trade' through ISCO. Also pushing rental program where they take 30%, but he claimed the Royals rental track record (in Cancun) is 92%.

    Invited me back for lunch.

    Where are you staying on SXM?

    We have stayed at Royal Palms, out at Dawn Beach and at Royal Islander Club la Plage over a 15 year period.

    I like the beaches but the island itself is way too crowded now. Good Food though.

    Treat yourself to a dinner at Tropicana in Marigot if you get the chance.

      Just finished a workout at the gym at Royal Palms, but I'm at Flamingo Beach.

      The quotes above are for the new Marina Residences with occupancy starting in Dec07. They're the ones that are on the water and are starting to block the views of Pelican up the hill. When I said something about that the salesman claimed that profits from Marina rResidences were going into refurbishments in the older Pelican, yeah, right.

      I'll go if you treat!

        Pelican did not impress me oh those many years ago with blocked views I'd really give it a pass now.

        There is a restaurant on the farside of Philipsburg at the marina. The name escapes me at the moment. Reasonable and good <not great> food but the BEST Pina Coladas I have tasted ever. Even better than mine and I make a mean PC.

        The Pina Colada is on me.

          Been on St Maarten for past two weeks, Pelican Marina Residences look deserted. New manager of Pelican came from Flamingo Beach. Looks like sales prices at PMR may have dropped to ~$68K for the fractional from last year this time and I also heard that they are selling single weeks now. The deserted look may be because although the outside is complete I see stacks and stacks of granite countertop in the parking lot waiting to be installed, guess they're all not ready for occupancy. You can buy a whole year for $780K.

            Second hand info about Pelican:

            1: Raising its Annual Maintenance Fees by 10% for 2009 and is mailing bills now;
            2: Charging a Supplementary Maintenance Fee ("Contribution") of over $300 per unit; and
            3: Giving a discount for early payment in full, and levying a surcharge on late payments (as always).

            the resort is blaming on electricity

              Twin murphy beds in the living room are a Royals signature touch...

              Two weeks sounds perfect. Four, maybe a bit much. Rental, shmental.
