  • Selling a European Timeshare

    I currently live in the UK and have a Marriott timeshare in Spain just outside Marbella. We are returning to the States after about 9 years and would like to sell the Silver week for the two bed unit that we own. Haven't a clue how to do so and most of the time share forum advertisers seem to most familiar with USA properties. So any ideas or advice appreciated

    I bought my Marriott TS from Shelly Preece at Transaction Realty. Do a google for her website. I've seen International Marriotts listed on there frequently. Hope this helps. Angie

        You might also ask Marriott if they will sell it. We just received a email that they have a buyer for our unit. Their program is very fixed as far as the prices they list it for. They keep 40% commission. However, if Marriott sells it I believe the buyer keeps the option to receive Marriott points if they don't use it. If we sold it directly, the buyer would not have that option.

        It has taken almost a year to move up on the waiting list to be the next to be sold.

        My gut feeling after seeing a few listings on EBay is that I would have only received a fraction of the 60% Marriott price.

              thanks Flexible,

              I have already done that, however they aren't done building, one unit to finish, so they aren't ready to buy any but I am on the list. Marriott recommended this forum as way to go forward

                  marbella gold weeks

                  i need to sell a week gold 2br & a week 3br at mariott marbella. marriott has right of first refusal .they want $39k each us. i'd love $28k each us. no points. i don't know how thei first refusal works but offer $28k for either and let's see where this leads. ken patrick

                    You probably don't have much of a chance to sell in that price range. The market is not likely to bear that price for either interval. If you still have a mortgage, you may likely find that you are upside down and will need to focus on either using or possibly renting the weeks until you've paid it down significantly.

                    If you would like a few broker recommendations, feel free to send me a pm. They can at least give you a good idea of what range you should actually be expecting..

                      thanks for the info.
                      i used $28k us because marriott is pricing at $39k. has anyone sold a marbella unit recently via a private sale?
                      if so, what did they get
                      i've contacted marriott over the past 2 years. no need for inventory is the answer.
                      do people make offers?

                        Last developer price list I saw had the 3br gold at $40k and the 2br gold at $39k- but offered a 25% discount off of those prices... Gold Holiday season was a little higher...

                        As a general rule of thumb, if you can get half of what the developer is selling for- you are usually doing better than most sellers! This resort is a little bit of a specialized market though, so others will have to advise you on the expected resale values of the weeks.

                          doesn't the terrible euro-$ exchange work in my favor? i want $28k us. that's $21k euro. the marbella folk are listing at $39k. so the euro number is $29k.

                          what am i missing?

                            You are missing what the real resale market is pricing timeshares at.

                            I can buy a prime week at a UK resort that has a much better supply / demand curve than Spain for a small fraction of the number you are talking about. Why would I want to buy in overbuilt Spain?

                            The other thing you are missing is the big hole in the vacation / retirement property market in Spain these days.

                            You might want to look at the TS4M's links under ''website navigation'' as their are some clickable links on European sales outlets there.

                              $39,000 - $9,750 (25%)= $29,250.. Marriott price!

                              $28,000..... Your price!


                              Obviously, you can ask any amount you want.. But common sense seems to be screaming at me that you are overpriced..
