    There has been discussion of the three year extension for current owners. Well, that didn't go so well so they offered a three year RTU to anyone. That must not have gone too well because TPI has them for rent under their Hot Deals -and- SFX has just come out with a special rental deal for the rest of the year for members.

    The 3 year extension was in response to the failure to find a buyer for the property. When the extension was offered over half of the members renewed for the 3 years. Most of the units that were not renewed are in the off season, i.e. summer. Overall the extension was successful, and the members are happy to have the use of the resort for 3 more years.

      Welcome. As said, the discussion has previously been had, this post was really about the rental offerings. "over half" is not successful in my book unless a vote by over half signs everyone up, which is not the case. The over half was surely prime season while others did not renew. I'm sure that thiose who did renew are happy, while those owners I personally new did not renew, they were May owners. I, personally think the rental prices offered by these two outlets is reasonable, and may well go again.

        Half seems pretty amzing for anything to do with timeshare HOAs, the half that has their prime weeks, must really like them.

              I think this is a great opportunity for me. As I'm looking to go in the May 2011 timeframe, it looks like there will be available inventory assuming the rental offering is extended into 2011. I was budgeting about $1.5K to rent from an owner.

                Not sure what you mean, do you like the resort or not? We stayed in unit 5 a year ago, I really enjoyed it, My wife loved Giddings design, actually checking into Club cascadas de baja into an escondido J unit tomorrow for the week, I know its different, but we like it.

                    How far from beach?

                    I had always assumed Ocho Cascadas was across the street (or very close to) the beach, but looking at Google Earth w/DH the other day, it appears to be quite a ways from the beach. How far from the beach is it and is it walkable? Thanks.

                      No issue at all, I've stayed there, I loved it. I think only half extending at a place like this is a poor showing. When I inquired about the public offering of the three years it was months before I got the information though, I kept getting emails that asked if they could provide me any more info or if I had any questions, I kept answering that I had not received any info...

                        Not close at all, no nice beach anywhere near it! You need to go to town for the closest nice public beach.

                          Thanks Spence. I was hoping it wasn't so. May need to rethink our plans as DH and I love to just lounge on the beach. I was hoping for a week in Aruba and a week at OC next year, but it looks like it may be our usual 2 weeks in Aruba at the Surf Club...not that I'm complaining about that, mind you .

                            Ahhh, you would be lounging on your private terrace next to your private pool.

                            The water/beach in PV is no where near as nice as the beach/water in Aruba...a different experience all together.

                              If your primary goal is to lounge on the beach, then if you visit the Puerto Vallarta area you want to stay in Nuevo Vallarta.

                              For ourselves, we prefer the Marina Vallarta. The Marina resorts do have beaches, but they aren't as nice as the Nuevo area beaches. We also enjoy getting into Puerto Vallarta and doing other attractions. It's pretty easy to get into downtown PV from the Marina area (just hop on the bus), so the Marina gives us a combination of the two.

                              Conchas Chinas, where Ocho Cascadas is located, is a spectacular setting. In that area the mountains drop right down to the shore, creating nice cliffs and jagged shoreline. But the beaches are few and far between.

                              North of Puerto Vallarta, the shore is a broad alluvial plain formed by Rio Ameca. Rio Ameca stretches far back into the Sierra Madre Occidental, and carries a substantial load of sand and silt, which builds and sustains the beaches on the eastern shore of Bahia de Banderas.
