Lexology - Mexico publishes new timeshare regulations

Other than this article, I couldn't find any mention of this.. I also couldn't locate the actual document. If anyone finds it, please post a link on this thread.

    thanks!

I am completely against these new laws as they will inevitably lead to racial profiling. I am boycotting Mexico.

I don't have to read the legislation to know I hate it. Our government has taught me that I don't need to read laws before judging them.

From what I understand lately is that they don't read it either until it is too late.

I wonder how it will affect some of these developers where people bought but still cannot occupy the condos after several years. Will they shape up? Here is one for example and another thread on the same outfit of over 600 posts. Unbelievable! There are others too as you can read here. It's really very sad for people who bought in good faith.

We have learned the hard way too as we believed what they told us but no more. My motto now is buy in the USA and exchange to Mexico. JMHO, of course, as it seems to be easy to do.

Yea - Mexico is a pretty easy trade. That said, we do own Mexico -sort of - because we have Raintree. But the advantage for us with Raintree is that it has resorts in some Mexico locations that are less well-traveled as well has having the Whiski Jack properties.

I would be more willing to own in Mexico if the MF's were lower. There is something seriously wrong with those places. I remember going OUTSIDE of the tourist zones in Mexico before and eating large meals (with alcohol) for $3/person. I had to do some work there once for a company and the average employee made $3/day. So, they should be able to build and maintain these places for a lot less than they charge. Someone is making a lot of money.

If they click on to your first "HERE" and go to post number 19 on that string they will see the following posted by a warm wonderfull person Quote "
Later we noticed in reading over our paperwork this item
Quote “Article 5.2 “Quote Upon the dissolution of the Club, its assets, which DO NOT INCLUDE THE REAL PROPERTY, LAND OR BUILDINGS of the resort will be distributed to the members of the Club”

Excuse me but IMHO the buildings and land IMHO would be about 95% of the assets inherit value and the contents etc as a worsr case situation might require a special assessment to get rid of them." Unquote

Both Greg and I and others were among the first help expose that bunch and took a lot of heat. One of their favorite tracks was to cry wolf and try to get all of the strings shut down. They did 2 times but not the last. I was the first one to point out that that first string must have set a record for first time posters who supported the Belaire and who later personally attacked me many times. I am happy to say I helped a couple of people to recind in time.

Totally agree! The labor cost and the M/F simply do not add up...
Resorts like Westin, Pueblo Bonito (Sunset, Rose, etc.) and Hacienda Del Mar in Cabo are all gorgeous. I would love to have a week there if the M/F is more reasonable...

Why own in Mexico when it is so easy to exchange into? We have exchanged many times into the Royal Mayan, Grand Mayans, and several others in various locations with no problem at all. We exchange for 2 consecutive weeks at a time and during prime season.

Though labor is cheap in Mexico, some of the resorts employ a lot of workers. The Grand Mayan - Riviera Maya has 1,500 employees. It costs money to provide all of the services they do such as twice daily housekeeping ( chocolates on the pillow ), room service, etc., etc.

The days of $3 meals with alcohol are long gone. Prices are cheaper outside the tourist areas but not nearly that cheap. I used to live in Mexico, worked there and owned a business. It used to be very cheap but not so cheap now.

                          Update on this regulation...

Lexology - Effectuation of Mexican timeshare rules delayed; comment period open until September 27

This piece was written by a Baker Hostetler attorney who is very well versed in timeshares. It provides some great information, and also explains about a delay in these changes.
