Just bought Mayan Palace share did I get rifpoffed?

  • Just bought Mayan Palace share did I get rifpoffed?

    Hi,

    I just got back from a 1 week honeymoon and believe I may have been suckered after reading several posts.

    I attended preso because of $400 worth of activities,etc was pitched and purchased a 2 studio rooms for 100 yrs with 450 Maintance fee and 1 studio with same maintance for 10yrs at Mayan Palace and 50 weeks HSI or RCI with 450 maitenance fee, all for 8k.. I was told that if I put 3k down, i could sell the 3 rooms at 800 each to cover the remaining balance owed (5k). Seemed great at the time...

    Ever since I got back I've been regretting the purchase as I thougth about it more.. I'm just trying to get an idea of how suckered I did get. I blame myself as I should have known better..

    Searching the forum I've seen complaints of people not being able to sell their weeks through the companies recommended by MP. Has anyone had any luck with any companies selling weeks?

    Ripped off? You paid retail

    1st , how long has it been? Is it under 5 days?
    If it hasn't rescind and rethink your plan, then you can purchase.

    Timeshare people don't often tell the truth, renting your weeks for $800 isn't going to happen, the hotel units at an MP rent for around $465 per week.

    If it is over 5 days, I would contact Profeco, and see if you can lodge a case for misrepresentation.

    If you can't get out of this, cheer up, most of us made our 1st purchase retail.

      First, thanks for the reply. I figured as much. Life lessons.. lol

      Yeah, it's been over 5 days.. I suspect that's why they push the presentation on your first day.

      I'll lodge the complaint, expect the worst, out 8k and hope for the best.

      Would you recommend even making an effort to rent the weeks and through what channel? Seems like a waste of time, since I'm still on the hook for the maintenance fee of 450/week, I'd make $16..

        Welcome to TS4Ms and congratulations on your marriage.

        Look at your contract closely - you "probably" only bought 1 studio week per year - the rest are more like "bonus weeks?" that you CAN use if you pay the extra maint fee.

        While this is still a lot to pay for a studio, the MP resorts are very nice and you should enjoy visiting them.

              Good luck BUT at least the Mayan Resorts are nice. I owned at Mayan before and now own Grand Bliss Mayan. We like their resorts a lot.

                  I have owned the same type of rooms at the Mayan Sea Gardens and I have been there 3 times. I realy like the place. They have been fair to me . although I have never tryed to rent them out. I just go there every year. I went to LaJolla and got ripped off royaly BIG TIME. be thankful you got the Mayan Place. the only way to make out with your purchase is use it.

                    When you buy a timeshare from a developer, you pay too much but someone has to be that first timeshare buyer or there would be no timeshares anywhere.

                    What most people forget to do is read the documents during the vacation and search the Internet and see the complaints or find out that there is a re-sale market and that is one of the reasons for this forum.

                    Most of us made the same mistake but now you can read how to make the best of your vacations as it will give you an incentive to take that vacation you need at least once a year. Where did you buy?

                    Many of us go to Mexico each year and even make it a point to meet up.

                      Hi Iconnections, yes we do meet up and that is fun ...

                      I have learned so much on here and I have purchase resale and developer and the only way I would buy developer now is if there were no resales available. I have never seen a resale on my Ixtapa timeshare Pacifica Aqua Penthouse. They are new though the resort has many other types of Pacifica units.
                      When will you be in Mexico next???

                          Ok will watch for a PM....shoot I am having tests in June..I won't be there till mid July....then Aug./Sept maybe, than again Nov. and most likely Jan and Feb...
