    Some of us never learn I guess.

    We have owned a 1 bedroom Holiday week as Gold members since 2004 that cost us $22,000. We have used our week every year except one and have been in Villa Del Palmar, Villa Del Arco and Villa Del Palmar Flamingos.

    Overall we had been satisfied with our timeshare. Yes, we quickly realized that it's not the best deal in the world, but since we had spent the money we were forced to make sure we took the vacation, even in years when we would have fizzled out on going anywhere othewise. So far so good.

    Maintence fees have gone from $543 in 2004, $610 in 2005 11%, $649 in 2006 6%, $673 in 2007 4.5%, $744 in 2008 9.5%, $767 in 2009 3%, to $777 2%, in 2010. To tell you all the truth, I hadn't even really noticed how much the increases were until I just went back through my records for this post.

    This has all come to a head for us because of our experience this year at Villa Del Palmar Flamingos. As usual we went to our owners update on the second full day we were there. At the update we were told that we could expect a yearly increase in our MF from now on of at least 10% a year under our current Gold member program with the 2011 MF projected to be $869 a 10.5% increase. We were then shown that we would be paying over $30,000 in MF over the 24 years left on our contract.

    By this time we were pretty well sucked in to the scam that was just starting and this is where we should have known better.

    Next we were told that if we would upgrade to the points system we would qualify for a program that would let us rent out our bonus Gold Week, that we have never used. Under this program a third party travel agency would contact us and handle renting out our Gold Week for enough money to cover the Gold Week MF and the MF for our primary week.

    We were told a bunch of other stuff about how our current system was being scrapped and that if we didn't upgrade we would be left out in lala land, something about how the developer had decided to allow the rental of Gold Weeks because the weeks are tied up someway and no one is able to benefit, and because so many people were defaulting on their MFs and on and on.

    We brought up that last year we had turned down the points upgrade and that it didn't make any more sense this year, but we were told that our sales person last year should have told us all about this rental program and did us a disfavor by not doing so.

    And, in spite of everything that we have learned about timeshares, we bought it, hook line and sinker. We agreed to upgrade to the points system as Villa Preferred Access Members with 2550 points for our Holiday 1 Bedroom for a total of $10,595 with $3,095 down payment.

    All along we kept asking, is this really legitimate and our sale person Gloria Gomez, said yes, yes, it is legitimate. Even at the closing when we are reading the contract where it says, you can't rent out your gold week, we ask Gloria, is this legitimate and she says, yes, once you request the Gold Week through the travel agency that will be representing you, it is yours and they will contact you at home the week you are back.

    Even the next morning, Gloria met with us at breakfast and assured us that the deal was legitimate and that we shouldn't worry.

    After we got home, in short order we heard from the Villa Preferred Access people and got set up with a new account number but did not hear from the third party travel agency. I sent an email to Gloria Gomez and to the sales office and this week I received an email saying she would call to personally answer any questions.

    Then yesterday I receive a phone call from a Steve Gerard at Enterprise Travel International 1-866-978-6866. Mr. Gerard explained that they are a corporate travel agency that deals only in high end vacations for business people who are willing to pay top dollar for accommodations and that he could guarantee us $2,500 for our Gold Week and $3,300 for our primary holiday week if we decided to rent it out also. He also explained that his agency required a $785 one time fee to set us up.

    A little later yesterday I also received a phone call from Gloria, asking if I had talked to the third party travel agency. I said that I had, but that I was concerned about the upfront fee that they were asking for. She said that **now get this** during the sales presentation she had explained that the price for our upgrade was $10,595 plus the $785, plus next years MF and maybe some other stuff, but since we were going to have to pay the $785 directly to the, as yet unnamed third party travel agency, she had given us a discount of $785 and that we should now pass that $785 on to the travel agency.

    Now is that, like the most convoluted scam you have ever heard of. My intention is to pursue the matter as far as I can. After all, if this is such a good deal for Mr. Steve Gerard and Enterprise International Travel he should be happy to take the upfront fee out of our first years rent. I will holding my breath for that to happen for sure.

    Keep your eyes and ears open fellow timeshare travelers. I will update as this unfolds.

      I've found the reps at Flamingos to be slimeballs. Sorry to hear the story. I'm afraid you'll find the Gold Week rental to be a scam...interested to hear what pans out.

      Regarding the MF's...the math shows a 6.22% average increase per year...or 6.15 compounded average

      Let's say around 6% per year for conversation sakes. At 6% per year the annual fee in 24 years for your current $777 annual MF would be $3,145 per year - Ouch. At 10.5% they would be $8,530 year - Double Ouch! I'm afraid to see the numbers on my $922 MF. But, it just shows what a guy with a good calculator can do when working long-term assumptions with big numbers.

      I know they are trying to make the 10% number real. I made a 2012 reservation at Arco with my 2012 week a short while ago...as usual, when making the reservation they collected my 2012 MF in advance...they took the 2011 MF and added 10%.

      I'll be at Arco in Cabo in mid-Feb. Not sure I can get my better half to attend another "owners update" after the last couple we've suffered through. I like to go sometimes just to toy with them. They hate that I already own a VPA membership via an eBay purchase. I'd also like to see if they are pitching a similar story in Cabo and pursue the why's behind a 10+% increase from now into the future as an assumption. I'm sure they don't pitch that to newbies...

        I don't know if you have been looking around the internet much but Jeff Robbins at XXXXXXXXXXX has some interesting information and may be interested in forming some kind of a members group to bring some accountability to UVC.

        The sad thing is that we have enjoyed our stays at the three places we have been to and it could be great deal even for the developer if they weren't so dang greedy.

        Jeff is of the opinion, I think, that enough attention from internet social media groups may be getting through, we shall see.

          Yes, a story...not worth the full rehash...but after a looong 90 minutes (about 3 hours) and saying no to 5-6 people we finally got out of there after we refused to get fleeced for another $15,000 to upgrade our Gold 2BR winter membership (purchased just months before and never even used yet) to VPA...quite the experience. Especially, compared to our experience at Arco earlier that same year when we purchased our initial membership - everything was above board. In the end, we were able to work with member services in San Diego and work out the upgrade for a very small fee. I think they have a good product and ownership even at developer prices is attractive enough - assuming you want/plan to stay at their resorts on an ongoing basis - which we do.

          We've stayed at Arco several times and also for a couple of weeks at Flamingos...loved them both. Visited the new Cancun resort in mid-November just before the grand opening. Beautiful resort and setting. We think it will be a great spot to stay after they finish the construction.

          Yes, I've seen Jeff's site and appreciate what he's been trying to do.

          We'll be at Arco for two weeks in Feb and another in March. If I attend an update I'll report back here with anything interesting I learn.

            Member Update Meeting - UVC - Villa del Arco

            As promised...

            Attended the UVC "member update" presentation during my visit to Villa del Arco last week.

            Didn't intend to attend...cut a deal withe pre-visit concierge that if she got me penthouse upgrade I would attend. On check-in we had been assigned a penthouse, but "somehow" the room had been allocated to someone else...go figure...it's Mexico after all. When the onsite concierge sat down with us and wanted to confirm our update meeting I of course said no way...cancel it. No penthouse, no meeting. She thought I was kidding...I wasn't. That pissed her off Told her the deal. She said she'd work on it. Lo and behold on Friday we get a message from the front desk. Sure enough we moved for our second week to a great sixth floor two bedroom ocean front penthouse. Great unit, great view - doesn't get much better than that.

            Of course, then fair is fair, so we arranged to attend the member update meeting. It's pitched as 60 minutes. I think we actually got out of there in 75 minutes which is pretty good. No tour...Sales rep wanted to show us a penthouse...but not necessary.

            Here's what they're pitching:
            1) If you are Gold or Premier they want to move you to the VPA (Villa Preferred Access) aka the points system. For a two bedroom winter gold week they want $9,990 for the conversion. This gets you pretty much what you already own but converted to the points program. Hard for me to see the value in that conversion. FWIW, 2 Bedroom Winter Gold is equivalent to 2900 points...two years ago these were selling from developer for approximately $12.5 per point or about $36,000.
            2) If you have a VPA aka points membership they want to convert you to an Elite Membership. There are three levels of Elite membership:
            - Four Star - 5,100 or more points (6,000 if you are not an existing member)
            - Five Star - 10,000 or more points
            - Residence Club - 15,000 or more points
            They only pitched me the Four Star so I don't know the full benefits of all levels. Four Star Elite gives you an extra month (for 25 months) lead time on making reservations, half price airport transfers, room upgrades 60 days prior to check-in (rather than on day of check-in). The sales rep alluded to this being essentially a guaranteed upgrade, but clearly this is subject to availability and my guess is that during the peak season there's little likelihood of upgrades being available. Five Star clearly has more benefits and Residence Club even more. At some level Elite's gain use of the La Estancia facilities and at another level one free week at La Estancia as a perk.

            They've also monetized points...you can use points to buy the all-inclusive meal plan (which is currently $84 per person per day - Includes Arco and Villa del Palmar restaurants) or spa visits, etc.

            During the discussion in order to build their case, they showed me the "List Prices" for 2900 points (two bedroom winter) = $56,000+ and for 7100 points (two bedroom penthouse winter) = $136,000. HA! Of course, this is not what anyone is paying, but it's all printed up and looks very official

            Then we got to the "Let me check how low the developer is willing to go for you to get you to sign up for the Elite level." Bottom line is they wanted $22,650 for 2200 points, $16,990 for 1700 points or $9,990 for 1000 points. Or in the end, as many points as we can get you to sign up for at $10 per point.

            FWIW, I acquired 2200 points on eBay in December for $1,200 including all closing costs.

            Nothing in anything we discussed related to runaway maintenance fees as reported from the Nuevo presentation.

            BTW - They really focused on selling the Loretto resort. The sales room was filled with pictures, models etc. But, not a word or picture about Cancun. Seems they think Cancun will sell itself. Have also noticed some verbiage in Q&A about VPA Cancun owners having certain "home resort" advantages...it seems there may be differences in VPA memberships depending on where they are purchased...Not really sure about what that's all about yet...

                I would also like to know if anyone has actually rented weeks through Enterprise Travel International. I have talked to the man but it seems kinda unreasonable that he cannot take his fees out of the first week's rental if the service he offers is such a great deal

                  I received a call yesterday to contact Mr. Gerard. I did so and found that they were requesting the $798. fee. I asked for written information from them and then asked what kind of assurance was there that the rental would of the extra would would take place. I was told that there is nothing sure in this world, but that they would try their darndest to make sure that I received the $2900 that our unit would earn. I really can't believe that I fell for the upgrade to points, but I did.

                    I am afraid that you will be out $798. JMHO. Rents are very reasonable right now at most resorts in Mexico.

                    Buy a resale unit that is advertised on the Internet and check the facts with the resort to make sure that everything adds up. The resort will tell you.

                    Rent from a timeshare owner but check what the maintenance fee is for that resort so you know what his profit is and then decide if that profit for him is OK with you. In your case, turn it around and see if $2,900 sounds reasonable to you in comparison to what you pay.

                        Seems like the price is going up. This spring it was $785.

                        When I got to the point where Mr Gerard wanted the up front fee I balked completely. I told him if it was such a great deal that he could take the $785 out of the first years rent, but of course he wouldn't do that, it would have been against "company" policy. I think the whole scam is just to get your upfront money, period.

                        What actually happened was I started complaining really loud to Villa Del Palmar through Jeff Robbins at

                        and things turned out great. I think the sales people have been told not to do this, but they are doing it anyway.

                        Oh by the way, after we settled I was told that our agreement was confidential and I wasn't supposed to go blabbing around about it so you would have to talk to Jeff to find out what happened, but you didn't hear that from me

                        The bottom line is that your contract says that you can't rent our your bonus weeks. Get that, you are forbidden from renting out your bonus weeks. If you look at your contract closely you'll read that in order to use your bonus week one of the people who are on the contract as signers must be present in the room.

                        In all of my discussions with the sales people and others they tried to explain that the contract didn't really matter, but they wouldn't give me anything different in writing or change the contract lauguage.

                        It seems to me that if you really tried to rent out your bonus week you would be inviolation of your contract and I don't know what the consquences would be, probably something buried in the fine print.

                          So I called UVC and they told me "you cannot rent out your extra weeks (Gold weeks). Those are only for personal use for the cost of the maintenance fee. I also looked at the contract from Enterprise Travel International. It says the deal is for red weeks which are in my case winter weeks not the extra weeks. It also says the rental price is "$2400 Net # of weeKs 2". I take that to mean 2 weeks for $2400 total ($1200/week). We were all lied too in Mexico and then set up for a states side scam. Live and learn. Still less costly than a divorce and I managed to financially survive one of those LOL

                            Enterprise International...

                            We were suckered. Upon arrival in Mexico we were hounded by sales people and finally gave in, in hopes of just getting to our hotel and relaxing. we purchased the timeshare on monday and steve gerard was calling us by tuesday to set up a time to set up our account. yes, jeff told us that they weren't supposed to be telling us to use an outside broker to rent out our timeshare, but said their fees are much better than the 35% that the Villa group was charging. we got home on friday and by tuesday we set up the account with mr. gerard. yes, we paid the $785 up front fee. we were told we would get a check for our 5 weeks in mid october -- this would recover our cost for the $3100 down payment, the 1st year's maintenance fee that we are charged and our first payment. he would then call us in september about our following year's weeks -- in which case another check would be issued in mid march...

                            i'll definitely keep you ALL updated as to what happens!

                              Hi,

                              Unfortunately the promise of selling/renting a timeshare is one of the most common sales pitches. If a company calls you assuring you that they will rent your TS and ask for an upfront fee (based on my experience and clients testimonies) it is a scam. They just want the upfront fee!!! think about it you don't have to pay to a external company to rent your timeshare.. you can do it by yourself at ebay.com, unfortunately the chances of renting/selling it are not high.
