  • 30 yr contract vs perpetuity

    Hi All
    I am new to this forum and fairly new to Time Share ownership.
    We have owned for a few years at Bel Air formerly Playa Del Sol Grand in Nuevo Vallarta.
    We bought our TS to use and do just that.
    However my question is in regards to the contracts
    If we have a 30 year contract is there a way to use your weeks from the back end of that agreement now?
    Currently we own Perpetuity. However a conversation with a gentleman by the pool in January has me wondering if this can be done and if it is worth the $250.00 fee they want to change the contract.
    We currently own 2 weeks, anytime in a 1 bedroom and would love to add more time without purchasing more weeks.
    If anyone knows if borrowing off the end of the 30 yr is doable I would appreciate some information on how that works.

    Im not familiar with the Playa del Sol program but at Villa del Palmar you can use up 5 years of your time or 5 weeks in one year by paying the mf. That would be a plus , imo, to be able to use 12 weeks a year for 3 years by paying the mf, if a person wanted to stay all winter.

      I know that this can be done at other resorts too. Call reservations and they will let you know. It is also written in our contract. We have done this several time at the Buganvilias and Grand Velas. At a floating resort you do not have to move which is very convenient because you book your weeks so long in advance.

      PS. Instead of talking to the reservation people, you may have to talk to the department that handles contracts and change that first and after that to the reservation department.

        I am dealing with the contracts dept right now actually.She has asked me why I want to change our contract, but I am a bit leery of telling her.
        LOL I guess it's the whole distrust with the sales people at resorts in general!!

        The fee is $250.00 usd to do this change over.Trying to figure out if it is worth it.
        We are still young and took 4 weeks this winter and loved it! Want to do 6 next January, then 8 then......
        Figured this might be a more economical way to proceed as opposed to buying more weeks.
        IN 30 years we will be in our 80's and perhaps not traveling as much? Or living there...wishful thinking

          If it only costs you $250.00 why not do it? I believe that one of our resorts only let us do three weeks per year and the other one five weeks. Make sure that everything is spelled out in writing. Don't take their word for it.

          If the contract runs out, you can always buy another one on the re-sale market if you want more weeks or just rent them from an owner. Also check how big a fee you need to pay once you decide to sell the contract. Some resorts have a very high transfer fee like 10% of the original sales price. We only had a $100 transfer fee when we sold our Grand Velas contract. That was pretty painless for the buyer who paid the fee in our case. Make sure that it is written in the contract too. Negotiate if they want too much.

            Well, an RTU would at least give you an Exit Strategy, the ability to dump unwanted and worthless timeshares on someone else, at some point.
