    Many things closed today on 1Jan, but Raintree sales room was not. What a stunning property!

    But I have to compare their 5 levels of salesmen to my worst ever presentation at mass-of-nothing 20+ years ago. The only difference was that they couldn't hold me hostage with the HolidayInn Express check-out. Salesman and tour were great, interesting to see that they featured Diamond Polo, Grand Beach, CP1, CP2, and Lake Tahoe in their glossy book. #1 told me one of the smaller programs 117,000pts was $69,000+++. #2 delivered our first day incentive certificate. #1 showed us that our incentives increased RTU from 25-38 years, saved me $4K, saved me 10% VAT that they would pay, saved me 38yrs of RCI dues, saved me ~$5K for 3yrs ICE membership. Total for something that would get me something like a 2BR in Prime each year with $1100 MF, only ~$65000.

    #3 came in with the hocus pocus. I could rent my new 117000 points back to Raintree for $7800 per year, guaranteed, after they paid my MF for me! Why in just 5 years if I accelerated credits from the end of the contract renting them 234000pts/yr I would have paid for the membership and then some. What an investment. Oh, and if I ever didn't get what I wanted in the way of a Raintree reservation, Raintree would pay for a 5star resort for me in the same area and pay for my airfare for the entire party. They can do this because they save 50% of their inventory for 'hotel' rental so they always have inventory so that they don't have to pay out.

    When i asked about what guarantee he started back pedalling... well we don't guarantee it but were always at least 75% full so we'll need your time. If there's so much to be made why doesn't Raintree just do it?? Even i couldn't keep up with his hocus pocus answer... but if i insisted, he would guarantee 2 double years worth of $31200 so although i'd loose first two years and last two years I now only had to pay ~$33,000. Well, I asked why they couldn't just guarantee the 5 double years, I'd lose the first five and last five of my 38 and they could just give me the ownership.

    #4 was one of those 'quality control' guys who tried to sell me 45000pts EOY for $15,000.

    #5 was another QC guy with the exact same questions but he tried to sell me a $3000 exit program. My wife was fed up by this time and she let him have it.

    Thank you for your post. We were there the day before you and had almost the exact same experience. It was insulting.

    First we had the breakfast. We did not reveal that we were already owners of a timeshare. After our 1/2 hour - 45 minutes at breakfast (at which we asked many pointed, timeshare specific questions), we told him we only had an hour before our family would be meeting us for our activity of the day (hence fulfilling our 90 minute requirement) and he immediately got rude.

    "No, no, no!!! The 90 minutes starts NOW! Don't you dare timebomb me." When we walked into the presentation room he announced loudly to anyone who would listen "Hey guys...I've been TIMEBOMBED here!"

    The only difference between our presentation was after we said "no thank you", he told us since we are 46 and 48 years old, we would qualify for the Senior Discount/Retirement plan.

    My husband's only regret is that he did not stand up at the end and yell in the same fashion as our salesman did (so that everyone else in the room could hear).................."WHAT???? YOU ARE OFFERING US 117,000 POINTS PLUS BONUSES FOR ONLY $13,000???? AND YOU ARE WILLING TO GO LOWER??? WOW!!!!"

    What did they offer you to attend? We got 2 massages for $30 each and the 20% VIP card which = about $400. I'm sure we could have gotten more .

    It was the most offensive, sleazy, confusing and amateurish presentation we had ever attended.

      We only got three extreme zip-line tours.

      #3 just rolled his eyes after he guaranteed me two double years of rentals decreasing price for what amounted to 34yrs of use to ~$34K.... I said, just guarantee five double years of rentals, I won't then start use for five years and I'll get 28yrs of use for $0. He didn't think I was funny, I guess I didn't think to stand up and say it loud.

      #5 was definitely hung over and I refused to answer his stupid 'survey' questions. I just shuffled the paperwork on the table to be able to point to where #4 had already written down all my answers.

      So, when I went across the parking lot to get the zip-lines, the gal tried to give me $200 cash to go to Royal Mayan, amazing.

          My head is SPINNING just reading about those presentations - I don't think I would have made it thru the 90 minutes.

            My wife and I had a interesting and disappointing experience at RT/CR.
            We were down in Cabo last April visiting our timeshare when we were suckered into a presentation at CR. We went through the whole thing. We told the salesman we were not interested but they insisted to try to give us a deal. We like the RT deal because it has so much flexibility, but were not prepared to spend more money having already bought a timeshare in Cabo just a year ago. Then they said they could trade-in our current property for the new CR property. Probably the biggest BS we fell for. Apparently, they scammed us by saying we would receive a check for the value of our old timeshare within 30 days and just to forward it to them to pay for the CR timeshare. When we got home, we were contacted by a brokerage company stating that our old timeshare was on the market being sold. Now we are receiving bills for our CR timeshare! We don't think we can get out of it. We are afraid that we will be stuck with 2 timeshares in Cabo.
            Not sure what to do.
            Any suggestions?

              Very common gimmick, some actually do take your TS in trade, that's where places like Holiday Group get their inventory. Many don't and you're stuck with two. Contact PROFECO with your whole story and all your paperwork.

                I explained my case to Nick Lewis at Raintree at Club Regina, he supposedly is the manager of sales.
                In not so many words he pretty much said to me that I was "shit out of luck".
                There is no mention of trading properties on the contract agreement, no surprise there!
                I just can't believe how deceitful they can be.
                And who knows what the brokerage company is doing to sell the old property, probably nothing.

                Terrible situation.
                And here I'm supposed to be a happy vacation property owner. hah!

                All suggestions appreciated.

                  As Spence says, Profeco is your best bet but you need to do it within the year or they can no longer help you. Also, be prepared for a long wait but they have helped many people so it is worth a try. Keep copies of everything you send them as they lose files and they will ask you to send everything again. It happened to friends of ours but they were happy with the outcome.

                    Contact PROFECO with your whole story and all your paperwork. You're not going to get a better suggestion, and as Taffy said, keep copies of everything, better yet send copies.

                      update

                      Here's the update on this matter....
                      I sent an VERY scathing email to EVERYONE in the Raintree organization, including VP, CEO, SVP, CFO, Managers, membership services, head of sales, etc.
                      And since Raintree stated they were associated with Westin, I sent the same email to the executive offices at Westin Group/Starwood Hotels.
                      I made sure everyone knew.

                      I received an email from the CEO stating they would look into the accusation.
                      I also received an email from the Manager of Membership Services.

                      Then I spoke to the Manager on the phone, explained to her what had happened and how frustrated we are.

                      After a long apology, she said she was going to cancel our contract and told me not too worry about any loans or payments.

                      This is such a relief. She was very understanding, and did not condone the sales tactics of who helped us at Club Regina. In fact told me they would no longer be employed.

                      I'm just hoping this will never happen again to anyone.
