Pacific resorts- Ixtapa- problems with buying resale...

  • Pacific resorts- Ixtapa- problems with buying resale...

    Has anyone else experienced problems with this developer simply refusing to honor usage rights on a resale?

    I've seen two recent files from cooperating brokers, both for winter/gold season memberships that were confirmed on the seller's original contract, the resort estoppels completed by Gerardo (Jerry) Jimenez Corchado, and even the transfer forms from the resort to the buyer and seller.

    After closing, the resort simply refuses to allow the buyer to book anything other than summer time.. In both cases, telling the buyer that they simply will not honor the previous reservation privileges?

    I've seen many resales there in the past that went through without issue. Is this a recent change in policy by the resort to try and eliminate resales?

    I see no responses to this, I do own at this resort and was wondering fi you had heard anything or resolved your Issue...just curious!

      The resale brokers resolved it internally, but without any cooperation from the resort. Another recent report stated the resort demanded both buyer and seller appear in person so Gerardo could "witness" the seller hand the buyer a copy of the rules and regulations. It was a summer season so there didn't seem to be any issue with usage- other than the developer resorting to ridiculous lengths to try and impede the transfer attempt. I currently recommend extreme caution for both buyers and sellers of this property.

      I haven't gotten any responses to this thread from individuals attempting family transfers- so I'm not sure if these issues are restricted to third-party resale attempts or are affecting all transfer requests.

      Any additional info you can find would be appreciated..

        My deceased neighbor and his SO owned at Pacifica Club, resale, and never had any problems, so if there is, it is new.

        They had me try to get find a new owner awhile back. I did and then they would not go through with it cuz they wanted something for four Spacebanked weeks.

        I did the contacting with the resort to try to resolve the ownership issue. Except for one lady in Mexico City, they were rude and impossible to deal with.

        Neighber & SO were not married, but both were on the ownership. We removed the SO from ownership, leaving it just in my neighbor's name. Then he died.

        Neither of them ever heard anything from the resort that I know of.

          I was curious as I have had good dealings with this resort but not resale......so wondered if it was an issue. ( Love my unit) but ah....big money and well had not found the resales yet..oh well.

          Maybe we will get more input from other sellers or buyers resale, I do see that many resales on ebay for this resort....

            Lake Chapala, Huh?

            Is that the lake near Guadalajara?

              Yes Lake Chapala is about 40-50 minutes by car away from Guadalajara. Big ex-pat and Canadian retirement area. Google it....

                I was there in my previous life, and it was being promoted as an ex-pat retirement destination then.

                As an American, I did not feel all that safe in Guadalajara/Tlaquepaque, and had some incidences to support that. I don't see that much is different now.

                  Huh!

                  I am engaged in forced cleaning and sorting today and just came across my pictures of Guadalajara, Tlaquepaque and Lake Chapala.

                    When were you here in the Lakeside area and Guad. and Tlaq., a lot has changed some for the good and some not so good. The Lake is at about 85-90 % capacity now so that is wonderful and quite beautiful. I go to Guad all the time along with Tlaq. which is an area of Guad all the time, I personally have never had an issue there.

                            Well I have not had that occur to me...LOL.

                            I think the drug lords are in Ixtapa as well....
