  • Villa del Palmar -Flamingos Maintenance Fees

    Are any other owners, like me, at Villa del Palmar-Flamingos fed up with the annual 20% increases in maintenance fees for the last few years? Have you also been stonewalled by the operator when you requested reasonable explanations for the increases. Have you been insulted with the line "it's legal"? If so, contact me with your story. I'm a retired accounting and finance professional that has experience in exposing overcharges and dealing with difficult companies. If there are others like me, we need to take united action to avoid future abusive increases.

    Our MF at VDP has increased around $30.00 in the last few years. Thats chump change to me anf Im not worried about it. Some of my other TS have increased MF even more.

      I purchased a villa del palmar 8 years ago,
      The frustration of dealing with the idiots and the constant upsells deciet and lies.
      most worthless purchase and biggest crime machine.. unbelievable scam people fall for everyday,

      Living in Vallarta, in business and over last 4 year i have now gained and understand the crime machine that churns away at all the dummy's like i was,
      ownership they call it what a Joke!
      yeah i own some paperwork that has further obligated me to pay ubsurd amounts of fees, and the fees have no cap or ceiling.
      Whats worse
      I can book the same thing for far less on a travelocity and other sites.
      But i think part is ego.. People seem to thrive on being able to say: I own at ____ . whatever resort..

        We bought our VDP on Ebay for under $700.00 including closing and transfer for 2 premiere memberships, one bed two bath with 17 years left on the RTU.700 / 17 = $41.00 per year + $460.00 MF = $501.00 per week. That comes out to $71.00 per day to stay at the VDP.

        The EGO part of this for us is we could do these deals for less today than a few years ago.

        I have to agree with you on how much value the resort places on these same weeks. Buying from the developer is kinda costly.

            Depending on what year the VDP timeshare was purchased, a premiere membership with a 30 year rtu is arround $460.00 - $500.00. A gold membership is around $650 - $725.00. The new Villla Group point system will be the next membership that will be offered in Loreto and Cancun in late 2010.

              So true and when I tell them this, they do not believe me. It is not the employees, who work for the resort, that do this to you or me but the greedy owners/developer and their crooked attorneys.

              We do not own at your resort but we own at the Grand Velas. Same story too. Their fees went way over the inflation index protection clause limit they have in the contract but the laws are different in Mexico than here so what can we do about it except for pay the fees or get rid of the timeshare contract at a big loss.

              This is what we are planning to do in the near future. We love the resort and we love the people who spoil us but we don't like the ethics of the resort developer as they don't have any.

                We also own 4 older, Premier memberships VDP in town. We just got our annual statement from UVC (Universal Vacation Club) and the MFs have risen a small amount this year, and I've found increases to be very reasonable over the years. The Villa Group (developer) is separate from UVC (the club) and I don't know if Flamingos has been turned over completely to UVC. I believe after a certain % of memberships are sold by the developer, then the resort gets turned over to the Club for management. Maybe someone else has more they can add to this relationship? Are Flamingo MFs rising at a higher percentile rate than other memberships?

                  We own at VDPF, a 2 BR gold, winter season. The MF went up $3.00 for 2010, from $875 to $878.

                      Sure. List it on ebay for .99 cents and agree to pay all closing costs. Sometimes you can even sell dogie weeks this way.

                        Maintenance Fees

                        We have owned a 1 bedroom Holiday week as Gold members since 2004 that cost us $22,000. We have used our week every year except one and have been in Villa Del Palmar, Villa Del Arco and Villa Del Palmar Flamingos.

                        Maintence fees have gone from $543 in 2004, $610 in 2005 11%, $649 in 2006 6%, $673 in 2007 4.5%, $744 in 2008 9.5%, $767 in 2009 3%, to $777 2%, in 2010. To tell you all the truth, I hadn't even really noticed how much the increases were until I just went back through my records for this post.
