    We are now at MP Riviera Maya using our 6 weeks x 2 bedroom "Senior Certificate" weeks for 2010. We came early so we are using 2 weeks of the lockoff, 4 weeks x 2 bedroom, 1 week x 1 Bdrm, then 2 weeks in Belize, returning for Christmas 25 Dec - 1 Jan 2011.

    Since my husband upgraded the 2 week contract he originally purchased in 1994 on December 15, 2006 - his first opportunity after receiving the letter regarding "Senior Certificate" (age 75 = half MF; age 77 = NO MAINTENANCE FEES) we were told we need to pay "5 year Refurbishment Fees" by February 28, 2010. The additional 4 week contract he purchased a few weeks later in January 2007 requires refurbishment payments in 2012.

    We ONLY use REGISTERED WEEKS since they have NO MAINTENANCE FEES. We DO NOT use "VACATION FAIR" Weeks which require maintenance fees.
    So even though we own 6 weeks x 2 Bedroom MP some people call it 6 + 6. Some people think we meant to say we had a 3 + 3 contract since we use 6. Granted it would have been less expensive to own 3 + 3 and pay MF when we wanted to. NEW CONTRACTS DO NOT INCLUDE VACATION FAIR WEEKS!


    We have been advised that MP contracts can be CERTIFIED for $9,175 PER 2 bedroom week resulting in a NEW contract number with a "Add/Remove name for NO CHARGE" clause. Of course there are many additional advantages of "certifying weeks." I hope to understand IF it makes sense before paying our first "5 year Refurbishment Fees."

    I have yet to figure out if purchasing additional contracts before "Certifying all weeks" makes sense. I recall a group of several families telling me that they purchased cheap timeshare contracts off EBay prior to spending a few weeks at Mayan THEN combining ALL contracts for an upgrade.

    A project director at a different timeshare told me there is a CLASS ACTION suit against Mayan (specifically PV Marina) claiming they have NOT refurbished as required. We don't intend to sue anyone much less a Mexican timeshare company BUT I find it interesting as to what the legal understanding of "Refurbishment" means.

    We were told we will need to pay:

    $3,188 (4 x 797) for the 2 week x 2 Bdrm MP on 28 Feb 2011
    $6,696 (4 x 837) for the 4 week x 2 Bdrm MP on 28 Feb 2012


    We were provided worksheets that IF I understand correctly we will pay about $155,000 for Refurbishments for 5, 10,15, 20 and 25 years AND the "25th year Renewal fee" when I will be 77 years old in 2031.

    I have an email from a "Member Services Representative" regarding this in July 2010 but at that time my understanding was that Refurbishment cost ONCE TIMES MF which the Member Services Representative confirmed in writing. I am now being told Refurbishment costs TWO TIMES MF because it is 1 x MF PLUS a MF (which we don't pay because of my husband's age) but people younger than 75 would pay 1 MF + 1 extra MF for "Refurbishment."

    Also, I like to "soak my bones" in a BATH TUB! The MODELS here in the Rectangular building have three floors. Ground Floor is Mayan Palace next to Grand Bliss. Grand Luxe is above the Grand Bliss. Grand Luxe Villa is above that. There are NO BATH TUBS in this Mayan Palace model! I asked the General Manager for MP here if the NEW MP building at Acapulco does NOT have BATH TUBS in either the lock off or one bedroom side and he confirmed they do NOT. He told me because we are Profile A etc. that they would find us a unit with a BATH TUB. My husband wants to know if that means the OLD MP building at Acapulco that ONLY has ONE BEDROOM units not studios? Has anyone heard of "taking away bathtubs" to encourage upgrades?

    Mayan Resorts are like McDonald Hamburger restaurants since most units are identical at different locations. But take away bath tubs? Perhaps if we pay $55,050 to certify 6 x 2 Bdrm weeks of MP with conversion to Grand Bliss should we require a written amendment to our contract that BATH TUBS are required in case they want to "take away bath tubs" at the Grand Bliss later? They said my husband paid $120K in his 1994 charter member purchase + 2006 + 2007 upgrades. For 120K + $55,050 = 175K I want a BATH TUB GUARANTEED!

    Additional Question:
    Does anyone know if the HSI program called "Mayan Advantage Program Powered by HSI" "EXCLUSIVE Benefits Available ONLY to Mayan Members" really different than HSI offered by Velas or any of the other companies offering HSI?

    We are also happy regardless BUT timeshares seem strange at times.
