    Hi

    I have been looking on the web at this resort - it seems to rank pretty high as far as timeshares go.

    Just wondering where would be a good place to look for a "used" one and what does floating red week mean?

    Any other info or feedback on this place would be appreciated - I have read many post on here regarding it - sounds pretty good.

    You would be buying a Grand Mayan, it doesn't matter if

    it is located in the Rivera Maya, or Cabo they are all the same and can be used at any GM.
    The best place is Ebay, a regular week usable weeks 1-13,16-50 are the floating red week, the holiday seasons were sold as Elite weeks for 20% more and very seldom come up for sale.

    It may take a few months to find what you are looking for as the market isn't in the total free fall it was in last year, but if your patient you can get a 2 bedroom early week with a vacation fair week attached for around $6000.

    There are some here that will advise you against purchasing in Mexico, or the Grupo Mayan as currently you can exchange into their resorts using SFX, with any better quality resort without having the 1 in 4 rule that RCI has in place.

    I will leave that to you and yours to decide if owning is better than exchanging, everyone has their own ideas.

      Regarding the exchanging - is the Grand Mayan part of the RCI group - so if I purchased in Mexico - would this be a good exchange? I am new to this whole timeshare thing.

        You can trade it with RCI, SFX and Trading places and I believe DAE as well

          Grupo Mayan ( Grand Mayan resorts ) is affiliated with San Francisco Exchange "SFX" and RCI.

          In our 23 years of timesharing and staying at many resorts, the Grand Mayans are our favorites by far. We have stayed 5 times at the Grand Mayans in the last 5 years, 4 times at the GM - Riviera Maya and 1 time at the GM - Nuevo Vallarta.

          Having said that, I would never buy there nor at any timeshare in Mexico. We do all our exchanges through SFX which doesn't have the restrictions that RCI does and is much cheaper. We have also exchanged into several other Mexican timeshares in Cancun ( Royal Mayan ), Mazatlan, and Puerto Vallarta. Mexico is very easy to exchange into.

          I would either rent weeks in Mexico or buy a good quality deeded timeshare in a high demand/low supply location that you would want to visit. You can exchange it when you want to go elsewhere. I own in Coastal California ( San Diego ). It is a floating weeks resort "red" all year. I always reserve a prime summer week ( typically July 4th ) for maximum trading power and deposit it with SFX every year. I also owned at another prime coastal California resort that was a great trader. Bear in mind that if you deposit with RCI, the chances are that you cannot reserve the week you want. Many RCI affiliated resorts do bulk space banking, meaning that the resort deposits a block of NON-prime weeks for exchanging. This lowers your trading power.

          You can buy a good quality timeshare with good trading power for a much cheaper price than $5,000 and with lower maintenance fees.

              The Grand Mayan does NOT have an all inclusive package. They do have dining voucher booklets that you can purchase at the GM - Nuevo Vallarta. These can save quite a lot depending on how you use them. The GM - Riviera Maya does not have these. There are several restaurants on site and the prices are quite reasonable.

                They were reasonable but the last couple of years they have become rather expensive, at least by my standards

                  I still think they are pretty reasonable, especially for a luxury resort. Their prices have not increased that much in dollars over the past 5 years. You can get a pretty decent breakfast for less than $10.00 at the Havana Moon, a good lunch poolside for less than $10.00.
